  • These are interest only loans with no pre-payment penalty and are typically 12 months but can be longer based on the property and rehab needed.

  • LTCs up to 100% in select states
  • Rehab: Up to 100%
  • No experience requirement but if you do have completed projects in the last 3 years terms could be more favorable.

Bridge Loans

  • Short-term financing for fast closings on investment property with high leverage and competitive terms.
  • Purchase or Refinance
  • Property Types: SFR (1-4), & Multi-Family
  • Loan Amounts: $50,000-$50M
  • Loan Terms up to 24 months
  • Time to Close: Usually 7-10 days from the time all required documents are received.
  • Industry leading options available for 720+ FICO

DSCR Loans

  • Qualify based on the property’s income and NOT your income as the borrower.
  • Flexible term lengths, competitive rates, and easy processes to maximize monthly rental income.
  • Eligible Property Types: SRF (1-4), Multi-Family & Mixed Use (Up to 8 units)
  • Loan Amount from $75,000 to $5M
  • LTVs up to 80% for purchase and rate/term refinance & 75% for cash-out refinances.
  • No property seasoning requirements for recently renovated properties.
  • Delayed Purchase options available if you recently paid cash for a property.
  • Rural property options available
  • No FICO option available at 50% LTV

Ground Up Construction Loans

  • For New Ground Up Projects
  • Property Types: SFR (1-4)
  • Loan Amounts: $100K-$5M
  • LTCs up to 92.5%
  • Rehab coverage up to 100% of construction budget
  • Can include the lot in the purchase
  • Mid-Construction refinance options available
  • Loans Terms: Up to 24 months
  • Time to Close: As fast as 10-15 days

Multi-Family Loans

  • Loan Amounts up to $50M
  • Loan Terms up to 24 months
  • Time to Close: 17-30 days
  • Industry leading options available for 720+ FICO

Commercial & Mixed-Use Property Loans

  • Qualify based on the property’s income and NOT your income as the borrower.
